* **Property Type:** Apartment (daire), house (ev), studio (stüdyo), commercial property (iş yeri)?
* **Size:** How many bedrooms (yatak odası), bathrooms (banyo), and general square footage (metrekare) do you need?
* **Furnished vs. Unfurnished:** Furnished (eşyalı) properties usually come with basic furniture and appliances. Unfurnished (eşyasız) means you'll need to supply everything.
* **Budget:** What is your monthly rent limit (kira bedeli)? Remember to factor in potential deposit (depozito) and other fees.

2. **Start Your Search:**
* **Online Portals:** Popular Turkish real estate websites include:
* Sahibinden.com (very popular, wide range of listings)
* Hürriyet Emlak
* Emlakjet
* Zingat.com
* **Real Estate Agents (Emlakçı):** Local agents can be very helpful, especially if you don't speak Turkish fluently. They often have access to properties not listed online. Be aware that agents typically charge a commission, usually 1 month's rent, from both the landlord and the tenant.
* **Social Media and Expat Groups:** Facebook groups for expats in specific Turkish cities can sometimes have rental listings.
* **Word of Mouth:** Ask friends, colleagues, or contacts if they know of any available properties.

3. **View Properties:**
* Once you find properties that match your criteria, schedule viewings.
* Take your time during the viewing. Check the condition of the property, plumbing, electricity, heating (doğalgaz is common), and security.
* Ask questions about the neighborhood, utilities, and any potential issues.

4. **Negotiate and Make an Offer:**
* If you find a property you like, you can negotiate certain terms, such as the rent price (though this is less common in high-demand areas) or move-in date.
* Landlords often require a rental contract (kira kontratı).

5. **Sign the Rental Contract (Kira Kontratı):**
* This is a crucial step. The contract is a legally binding document.
* It should clearly state:
* Tenant and landlord's full names and identification details.
* Property address and description.
* Rent amount and payment schedule (usually monthly).
* Duration of the lease (usually 1 year).
* Deposit amount and conditions for its return.
* Who is responsible for repairs and maintenance.

* **Important:** If you don't understand Turkish, **get a professional translation** or have a trusted, fluent person review the contract before signing.
* Both parties (tenant and landlord) will sign the contract, and both should receive an original copy.

6. **Pay the Deposit and First Month's Rent:**
* **Deposit (Depozito):** This is a security deposit to cover potential damages or unpaid rent. It's typically equivalent to 1-2 months' rent. Landlords are legally obligated to return the deposit at the end of the lease, provided there are no damages or outstanding dues.
* **First Month's Rent:** You will usually have to pay the first month's rent in advance.
* Payment is typically made via bank transfer (Havale/EFT). Get receipts for all payments.

7. **Property Handover and Inventory:**
* Before moving in, a thorough inspection of the property should ideally be done with the landlord or agent.
* An inventory (demirbaş listesi) of all items and their condition (if furnished) should be documented and signed by both parties. This helps prevent disputes when you move out.
* Take photos and videos of the property's condition at the time of handover.

8. **Utilities and Subscriptions:**
* You will need to set up utility subscriptions in your name (or the landlord may have them and you pay them). This includes:
* Electricity (Elektrik)
* Water (Su)
* Natural Gas (Doğalgaz - if applicable)
* Internet (İnternet)
* This usually requires your ID, rental contract, and a deposit for each service. You'll visit the respective utility provider's office or apply online where available.

9. **Moving In:**
* Once all the paperwork is done, payments are made, and utilities are set up, you can move into your new home.

10. **During Your Tenancy:**
* Pay your rent on time.
* Maintain the property in good condition.
* Report any necessary repairs to the landlord promptly.
* Adhere to the terms of your rental contract.

11. **Moving Out:**
* Notify your landlord in writing within the timeframe specified in your contract (usually 1-2 months before the lease ends).
