How Long Turkish Citizenship Really Takes

Investment threshold, file stages and the real timeline we see: how long Turkish citizenship by property takes in practice.

How Long Turkish Citizenship Really Takes

The honest answer is that it depends less on the law than on how well the file is prepared. Most of the delays we see come from incomplete documents, not from the authorities.

The investment threshold

Citizenship through property means buying real estate worth at least the minimum set by the government, and holding it for three years. The figure is set in US dollars and has been raised before, so we check the current amount at the start — and what counts is the official appraised value, not the price written in the contract.

The stages

  • Choosing the property and checking that it is eligible. Not every property is accepted, and the rules on this have changed — we check before you commit.
  • An official valuation report from a licensed appraiser.
  • Transfer of the title deed at the land registry office, with an annotation that the property may not be sold for three years.
  • A certificate confirming that the purchase qualifies for citizenship.
  • A residence permit that covers you while the citizenship file is being assessed.
  • The citizenship application, security checks and approval — then the issue of ID cards and passports.

The timeline we see in practice

If the documents are ready, the property stages usually take a few weeks. The long part is the citizenship file itself: assessment commonly takes several months, and the authorities do not announce a fixed deadline. Around six months from the first viewing to receiving the passport is a reasonable expectation for a well-prepared file — some are quicker, some are slower.

Who is included

Your spouse and your children under 18 can be included in the same application. Older children need a separate route.

What slows a file down

  • Foreign documents without an apostille or an official translation.
  • Names spelled differently on the passport, the birth certificate and the marriage certificate.
  • Paying for the property in a way the bank cannot trace.

Getting these right from the start is most of what we do.
