Turkey Residence Permit Renewal 2026: Deadline, Fees, Rules
· Updated:
Turkey residence permit renewal in 2026: the 60-day window, documents by permit type, official fees, UETS code, the $200,000 rule and rejection reasons.
Renewing your Turkey residence permit must be filed online on the e-İkamet system of Turkey's Presidency of Migration Management (Göç İdaresi) within the last 60 days of your current permit card's validity, and always before the expiry date. After you file, you submit your documents, pay the card fee (964 TL in 2026) and the residence permit fee (harç), and under the law the migration office decides within a maximum of 90 days. In this guide, based on official sources, we explain the deadlines, the documents for each permit type, the official 2026 fee table, the property value condition for property-based permits and the mistakes that get applications rejected.
Turkey Residence Permit Renewal Deadline: When and Until When?
According to the official notice from the Presidency of Migration Management, a renewal application can be filed from 60 days before the end of your permit and must in any case be filed before the card expires. Our advice is to apply within the first two weeks of this window; getting insurance, obtaining a UETS code and updating your address usually take a few days.
| Timing | Your situation | What to do |
|---|---|---|
| More than 60 days before expiry | Still too early | Prepare documents, check your passport and insurance |
| 60 days before expiry up to the expiry date | Legal renewal window | File the application on e-İkamet |
| After a timely filing, while it is under review | Legal stay until the result is announced | Keep the receipt or application document with you |
| After expiry with no application | Unauthorized stay | The residence fee for the period without a permit is charged plus one extra time (double) |
A few important points about this table:
- Passport: According to the Istanbul migration office guide, your passport must be valid for at least 60 days longer than the permit period you are requesting. If your passport is about to expire, renew it first.
- After expiry: The migration authority has stated that for any period you have stayed in Turkey without a permit, the residence fee is charged plus one extra time (i.e. double). Turkish legal sources say that only someone with a valid, documented excuse can apply for renewal up to 15 days after expiry; whether to accept the excuse is up to the migration office and you should not count on it.
- Travel during review: According to the Istanbul migration office guide, if your application has been accepted for review, you can leave Turkey and return with the application document (müracaat belgesi), provided you return within 15 days each time. Before traveling, check the circumstances of your own file with a consultant.
Renewal Steps on e-İkamet (Step by Step)
- Log in to the system: Go to the official site e-ikamet.goc.gov.tr and choose the renewal section (Uzatma Başvurusu). Enter your current residence card number and passport details.
- Fill in the form: Enter the information exactly as in your previous file. Any discrepancy in name, passport number or address can hold up the file.
- UETS code: Since April 15, 2024, a National Electronic Notification Address (UETS) is required for renewal applications. You get this code from Turkish post office (PTT) branches with your passport, foreigner ID number (kimlik number), mobile number and email. For applicants under 18, the result is sent to the parent's or guardian's UETS.
- Pay the fees: Pay the card fee and the residence fee online, at state banks (Ziraat, Halkbank, VakıfBank) or at the tax office, and keep the receipt.
- Submit documents: As the system message instructs, submit your documents in person at the appointment you are given, or by post to the provincial migration office. If any document is incomplete, you must complete it within the period you are given; otherwise the file is dropped.
- Follow up and receive the card: The migration authority has stated that files are decided within a maximum of 90 days of complete submission of documents. The new card is sent to your registered address, so your address, phone and email in the system must be up to date.

Turkey Residence Permit Renewal Fees in 2026 (Official Table)
The renewal cost has two parts: the card fee (Belge Bedeli), which is the same for everyone, and the residence fee (İkamet İzni Harcı), which depends on the permit duration and nationality. The figures below come from the official migration authority page and apply from January 1, 2026:
| Type of fee | 2026 amount | Reference |
|---|---|---|
| Residence card fee | 964 TL (no exemption for any nationality) | Official Gazette No. 33117, December 24, 2025 |
| First-month fee (general table) | 348.10 TL per day; minimum 653.70 and maximum 3,359.90 TL | Official Gazette No. 33124, December 31, 2025 |
| Fee for each following month (general table) | 2,232.30 TL | Same reference |
Under the general table, a 12-month permit comes to about 27,915 TL in fees (3,359.90 for the first month plus 11 further months) and about 28,879 TL in total with the card fee. However, for many nationalities the fee is set under a separate country table based on reciprocity. Iran is not on the list of countries exempt from the fee, but we could not confirm the exact country-table amount for Iranian nationals from the official text; the e-İkamet system calculates and displays the final amount when you file. The cost of health insurance and document translation is separate.
Renewing a Property-Based Permit and the $200,000 Condition
The short-term residence permit based on property ownership is one of the most common routes for Iranians (full guide: Turkey residence permit by buying property). According to official reports published in October 2023, the minimum value of a residential property for a property-based permit rose to $200,000 in all provinces. Turkish legal sources explain that the deciding factor is the property purchase date (the tapu date):
| Date the title deed was registered | Minimum value according to legal sources |
|---|---|
| From October 16, 2023 onward | $200,000, at the Central Bank exchange rate on the tapu day |
| April 26, 2022 to October 16, 2023 | $75,000 in metropolitan cities and $50,000 in other provinces |
| Before April 26, 2022 | No minimum amount |
A few things to know when renewing a property-based permit:
- The property must be a place of residence. Turkish legal sources stress that the property on which the permit is based must be used as a home, and renting it out or selling it can lead to cancellation of the permit. If you plan short-term rentals, also read our article on short-term rentals in Turkey.
- If you sold the property, the basis for the property-based permit disappears and you must choose another route.
- Closed neighborhoods: Since July 2022, neighborhoods where foreign residents exceed 20 percent of the population are closed to new address registrations for foreigners. If you change address at renewal, check the neighborhood's status first; our article on restricted and open areas of Istanbul can help.

Address, Insurance and Financial Means: Three Sensitive Points in Your File
Registered address
Your address must be registered in the population registry (Nüfus) and match the address in your file. The migration authority has stated that if your address changes during the validity of your permit, you must notify the provincial migration office within 20 working days. An old or unregistered address is a common reason renewals get stuck.
Health insurance
Your insurance must cover the entire period for which you apply for a permit. If you apply for a one-year permit and your insurance ends in six months, the file is incomplete.
Financial means
You must show that you can cover your living costs during the permit period. A bank statement in your own name is the most common document.
10-Minute Checklist Before You File
- I have checked my card's expiry date and I am inside the 60-day window.
- My passport is valid for at least 60 days longer than the requested period.
- My address on e-Devlet is the same as the address in my file.
- My health insurance covers the entire requested period.
- I have obtained my UETS code.
- I have an up-to-date bank statement.
- For a property-based permit, the title deed and address of the property match, and I have not rented the property out.
- I have saved the payment receipts.
If Your Renewal Is Rejected
According to the Istanbul migration office guide, a rejection decision is notified to you together with the route for objection, and after a rejection you cannot apply again for the same purpose for 6 months; if you still have legal residence, you can apply for a different purpose. The main reasons for rejection:
- Filing after the permit has expired
- An unregistered address or one that differs from the file
- Insurance that does not cover the whole period
- Information that differs from the previous file
- Insufficient proof of financial means
- Not using the property as a residence in a property-based permit

Frequently Asked Questions
How many days before the end of my permit should I apply for renewal?
You can apply from 60 days before expiry, and in any case the application must be filed before the expiry date. It is best to apply in the first weeks of this window.
Can I stay in Turkey while the renewal is under review?
Yes. If the application was filed on time, your stay is legal until the result is announced, even if the date on your old card passes. Keep the application document with you.
How much does a Turkey residence permit renewal cost in 2026?
The card fee is 964 TL. Under the general table, the residence fee is at most 3,359.90 TL for the first month and 2,232.30 TL for each following month, but some nationalities have a separate table. The e-İkamet system shows the definitive amount.
What happens if my permit has already expired?
For the period without a permit, the fee is charged plus one extra time, and a normal renewal application is no longer possible; there is only a short window with a valid, documented excuse. Contact a consultant as soon as possible.
Do I need a $200,000 property to renew a property-based permit?
According to Turkish legal sources, the deciding factor is the property purchase date: $200,000 minimum for properties bought on or after October 16, 2023, and the threshold in force at the time of purchase for older properties. Because practice may change, have an expert review your property's status before renewing.
What is the UETS code and where do I get it?
It is the National Electronic Notification Address to which the result of your file is sent. You get it from PTT branches with your passport, foreigner ID number, mobile number and email.
